A lifelong resident of the area, Joe Farina has been a full-time appraiser for over 30 years. In 1992, his current office was established in New Buffalo, Michigan. Appraisals are provided to a variety of clients, including individuals, business owners, attorneys, lenders, and local governments. He is familiar with the many factors which affect real estate value.
Joe Farina began appraising in the 1980's, after receiving his degree from Purdue University. During this time, experience was gained working for local firms, and education continued with the Appraisal Institute. His office opened in New Buffalo, Michigan, in 1992. As a Certified General Appraiser, properties of any value are appraised. He also provides expert court testimony.
Tax appeal appraisals are a specialty. During the reassessment of a local township, he became a Certified Assessing Officer, and assisted with the reassessment. The knowledge gained has helped him perform appraisals which support successful property tax appeals. The following email was received in 2018:

Joe - Thanks again for the certified appraisal dated late last year. It worked this time around, and we got the true value that was reflected by your excellent appraisal report. The comparables were very convincing. We represented ourselves at the Appeals Board meeting last month and there was no credibility issue. The percent reductions in the true value versus what was being proposed turned out to be a 16.9% reduction. Thank you again.

Commercial appraisals are also a specialty. Appraisal fees are often considered to be high in this market area, but for many years, Joe Farina has provided commercial appraisal reports which are concise, to-the-point, and within budget.

Because of his experience with commercial property, he knows the factors which affect value, selects the proper data, and uses appraisal methods relevant to that assignment. Any analysis which does not improve the credibility of the appraisal is omitted. By focusing only on the relevant parts of the analysis, he provides quality appraisals, keeps the fee within client requirements, and completes the work in a timely manner.
